Buyer’s Side

  • Gather property documents (Realist report, GIS, deed, MLS display, utility information, septic permits, etc.)
  • Creating new files and inputting documents into your management system
  • Canopy MLS data input for new listings
  • Enter information into contracts
  • Ensure documents are submitted on time
  • Coordinate signatures on necessary documents
  • Update parties regularly
  • Coordinate inspections, photos, repairs, repair estimates, cleaning, staging, lockbox, and signage
  • Gather a copy of the commission check and signed closing papers, uploading to file management system (SkySlope, Dotloop, etc), and closing file
  • Basic marketing for listings

Pricing:

$400 per file (buyer or seller)

$700 dual agency

Seller’s Side

  • Manage agent’s file in their management system (dotloop, Skyslope etc)
  • Create custom transaction tracking spreadsheet and share with agent for review at any time
  • Send handwritten note to seller after appointment
  • Research and gather deed, GIS, Realist Report, tax records, etc.
  • Prepare agency documents, contracts, disclosures and obtain signatures
  • Send documents to attorney
  • Send introduction email to all parties
  • Coordinate vendors (photography, staging, cleaning, measurements, etc.)
  • Check Zillow, Realtor, and other 3rd party sites for accuracy
  • Coordinate/obtain copies of DD/EM signatures
  • Prepare documents for signatures through transaction (Repair requests, agreement to amend)
  • Communicate with client/attorney/agent/lender throughout
  • Post to social media (Facebook Market Place, Craigslist)
  • Email client updates such as end of Due Diligence, closing day details, and final walk through
  • Retrieve copies of final documents such as ALTA/CDA/Commission Check and upload
